LEED®

Lerner Enterprises is committed to maintaining sustainable business practices through the use of high-performance building materials, state-of-the-art technology and construction techniques in order to minimize the impact to our environment.  Our entire organization is tasked with identifying methods to reduce the use of natural resources and improve energy conservation.

Lerner’s future projects will be developed integrating The Leadership in Energy and Environmental Design (LEED) Green Building System that was developed by the U.S. Green Building Council.

LEED® Certification


Washington Square
Office : District of Columbia
Located in the heart of Washington, D.C.'s Central Business District and within walking distance to the White House, this newly renovated building at 1050 Connecticut Avenue, NW, encompasses one million square feet of elegant office and prime retail space. Washington Square is home to some of the nation's most distinguished firms. The building has direct access to Farragut North Metro Station, is a half a block away from the historic Mayflower Hotel and is surrounded by many of Washington's finest hotels, shops and restaurants. The building received the prestigious LEED® Silver Certification.

1600 Tysons Boulevard
Office : Virginia
1600 Tysons Boulevard is a 13-story 305,000 square foot award-winning office tower completed in 2001. The building is two blocks from the new Tysons Corner Metro Station. The building is connected by a climate controlled walkway to Lerner's other office buildings, Tysons Galleria and The Ritz-Carlton. The building is located within Lerner's Corporate Office Centre at Tysons II in Tysons, Virginia, the largest office market in Virginia and 12th largest in the nation. In 2014 1600 Tysons Boulevard has earned Silver Certification under LEED® for Existing Buildings: Operations and Maintenance.

1775 Tysons Boulevard
Office : Virginia
1775 Tysons Boulevard, which is currently under construction, is a 476,000 square foot 18-story world class office tower designed by the internationally acclaimed architectural firm of Kohn Pedersen Fox Associates PC of New York. The building will be one block from the new Tysons Corner Metro Station. The building will be connected by a climate controlled walkway to Lerner's other office buildings, Tysons Galleria and The Ritz-Carlton Hotel • Tysons Corner. 1775 Tysons Boulevard is registered with the certification goal of LEED® Platinum - the first building and development in Tysons to do so, and will be located within Lerner's Corporate Office Centre at Tysons II in Tysons, Virginia, the largest office market in Virginia and 12th largest in the nation. Delivery of the building is scheduled for late 2015.

Four Vintage Park
Office : Virginia
Four Vintage Park, Pacific Boulevard and Vintage Park Plaza, is a planned six-story 186,000 square foot Class 'A' office building designed for LEED® Gold certification.  Vintage Park is located at Routes 28 and 606 in Dulles, Loudoun County, Virginia, is within the Dulles Technology Corridor and is within two miles of Washington Dulles International Airport.

Beaumeade Corporate Park
Office : Virginia
The 684-acre Beaumeade Corporate Park is located in Ashburn, Loudoun County, Virginia. Beaumeade is well-known in the Washington area as the site of Redskins Park, the 162-acre practice facility for the Washington Redskins, and home to many other prominent companies.  One Beaumeade Corporate Park, a planned 175,000 square foot office building, designed for LEED® Gold certification, will be located at the intersection of Loudoun County Parkway and Beaumeade Circle. This is the first phase of the 575,000 square foot Class 'A' Office Park.  The development is located in Loudoun County, Virginia, one of the fastest growing and wealthiest counties in the United States.

Fallsgrove Plaza
Office : Maryland
Construction of Fallsgrove Plaza is underway and will be completed in December 2013. Fallsgrove Plaza is a 110,000 square foot Class A medical | office building located at 14995 Shady Grove Road in Rockville, Maryland. The building is designed to achieve LEED® Gold certification and offers easy access to I-270, is minutes from I-495 the Capital Beltway and is a short drive from the Shady Grove and Rockville Metro Stations, Shady Grove Adventist Hospital, Johns Hopkins Life Sciences Center, Fallsgrove Hilton Garden Inn • Homewood Suites and Fallsgrove Village Center. The site is strategically located within the Montgomery County's Life Sciences Corridor. Nicholas M. Zuppas and David A. Gittleson of Gittleson Zuppas Medical Realty will head the leasing effort for the new building. The firm specializes in leasing to firms in the medical field throughout the Washington, D.C. metropolitan area in addition to representing numerous medical practices. Leasing opportunities are available.

2000 Tower Oaks Boulevard
Office : Maryland
Tower Oaks is a mixed-use development located in Rockville, Maryland, at the intersection of Wootton Parkway and Tower Oaks Boulevard.  The project is a joint venture between Lerner and The Tower Companies.  The first phase of the development is 2000 Tower Oaks Boulevard, a completed nine-story 200,000 square foot LEED® Platinum office building and headquarters for both Lerner Enterprises and The Tower Companies.  Leasing is currently in progress.  Hotel and residential towers are also planned as part of the Tower Oaks development.

20 M Street
Office : District of Columbia
20 M Street, S.E. is a 10-story, 190,000 square foot freestanding Class 'A' office building that is adjacent to the Navy Yard Metro Station in Washington, D.C..  The building received the prestigious LEED® Gold Certification.  20 M is one block away from Nationals Park, the home of the Washington Nationals, and is in the Capital Riverfront District offering extraordinary advantages of its riverfront location and its proximity to Capitol Hill.
